On real estate taxes I think we in Arizona get a pretty low rate...
~0.7% of full-cash-value... $3900 taxes on a $550K house.

Well, first let me assure you that they have nothing to do with
cranberries. As if!

Imagine a sorta huge pea pod with maybe 4-6 beans inside, each bean
sorta football shaped, hard, about the size of a marble. Both the pod
and the beans have georgeous swirling green and purple colors; that,
and the ease of popping them open, makes them fun to peel.

Go find a good produce stand and ask; they may be just going out of
season about now. We first discovered them at the Zuni Cafe, and now
make them at home. Worth the effort.

If you can track some down, let me know and I'll post my recipe.

And, to head off the whiners, beans are definitely on-topic when it
comes to circuit design. Brains need protein!

they can't reassess a house to its current market value unless it's
sold, so I'm paying under $5K on a house worth, well, about 950. The
next buyer will of course get soaked.

worth that, but not too many! There's no duty on house sale/purchase though,
which is cool, coming from Australia where it's higher than even you guys
pay.

Here on the Left Coast it's 1.1%, but that's based on purchase price;
they can't reassess a house to its current market value unless it's
sold, so I'm paying under $5K on a house worth, well, about 950. The
next buyer will of course get soaked.

US$950k would buy most of NZ! :) Just kidding - there's a few houses here
worth that, but not too many! There's no duty on house sale/purchase though,
which is cool, coming from Australia where it's higher than even you guys
pay.

Not original with me, but I don't know where I picked up that phrase.

The house prices in Arizona are now referred to as being
"Californicated", driven way up by Californians coming to Arizona and
paying the asking price.

For example, we bought our present place (3650 sq.ft. single-level on
almost a 1/2 acre lot in the Ahwatukee Foothills) for $360K in 1994;
it now appraises at $550K.

Same effect (and same term) here in Oregon.
 
What you're describing aren't soy beans. My cousin raises soy
beans for a living. They come about 3 to a pod, are about the
size of a large pea, and inedible. They make tofu out of them
because the mycelia of the tofu fungi break down the inedible
parts, not to mention that it softens them so that you can
eat them without breaking your teeth.

I don't know what happens if you just soak/boil them like
"ordinary" beans, but I'd speculate that they're pretty
flavorless, as is tofu. >:Q

The first time I heard "californicate" was in, I think, Playboy
magazine, in the 1960's or 1970's, when Oregon passed a "personal
use" law (less than an ounce of pot was lowered to a citation,
not even a misdemeanor.) Almost immediately, in response to the
vast influx of Californians who just wanted to get high in peace,
some Oregonian came up with a bumper sticker: "Don't Californicate
Oregon."
